A List for before you List

What are the top priorities (all of equal importance) to do when putting your house on the market???

This post is based on my opinion and experience as a Real Estate Broker and Interior Designer.
Over the past 8 years, I have seen houses in most of the
neighborhoods in Little Rock and surrounding areas.

Aside from Location, Location, Location- and of course geographical aspects

I have learned that the real estate market is a Price War and Beauty Contest…
with Beauty weighing in heavily!

First of all, you MUST price your house to Sell
There really are no exceptions to this rule…

I cannot stress enough how important well thought out space planning is

when it comes to selling your home.

Space planning blocks out interior spatial areas, defines circulation patterns, and develops plans and layouts for furniture and equipment placement.

You might need to hire an experienced design professional to do this for you.
Some architectural changes might even be necessary if this was done poorly during construction.

Up to date finishes are very important if you want to price your home at the high end of the market.
Again, hiring a professional can be a very good idea when remodeling/redecorating.

I have seen way too many “updated” homes
that were done in such bad taste that it did more harm than good.
So please be careful when choosing your finishes.
Try to stick with neutrals to appeal to a larger group of people.

However, sometimes there is just not enough time to do updates prior to listing.

If that is the case, you need to adjust your listing price accordingly.

An experienced Real Estate agent should be able to give you the correct list price to get your home sold, if they have done their homework!
If they tell you they think your home should be listed at a certain price,
then you should list it very close to that.
It’s their job and hopefully they are good at it.
You might consider talking to a few agents that have experience selling in your area.
Please don’t just go with the lowest commission agent.

YOU GET WHAT YOU PAY FOR!!!
And
Believe me, the Agent is earning his or her commission!

Online Photos are most likely the VERY FIRST impression your potential buyers
will have of your home.
Take good ones or hire a photographer.
Investing in photography could mean the difference in your house getting a showing.

It’s a good idea to show various angles of a space and to get details of the features of your home.

Be honest and realistic though.
The worst is to see really great photos online and get to the house and realize they were using an extra wide lens or using too much photoshop.
