First of all, you MUST price your house to Sell

Up to date finishes are very important if you want to price your home at the high end of the market.
Again, hiring a professional can be a very good idea when remodeling/redecorating.

I have seen way too many “updated” homes
that were done in such bad taste that it did more harm than good.
So please be careful when choosing your finishes.
Try to stick with neutrals to appeal to a larger group of people.

However, sometimes there is just not enough time to do updates prior to listing.
If that is the case, you need to adjust your listing price accordingly.

An experienced Real Estate agent should be able to give you the correct list price to get your home sold, if they have done their homework!
If they tell you they think your home should be listed at a certain price,
then you should list it very close to that.
It’s their job and hopefully they are good at it.
You might consider talking to a few agents that have experience selling in your area.

Online Photos are most likely the VERY FIRST impression your potential buyers
will have of your home.
Take good ones or hire a photographer.
Investing in photography could mean the difference in your house getting a showing.

It’s a good idea to show various angles of a space and to get details of the features of your home.
Be honest and realistic though.
