A penny for your thoughts

July 16, 2015 by Lindsey Filed Under: Uncategorized Leave a Comment

I love using metal in design and I love to mix metals. One of my favorites is Copper.
It looks good with EVERYTHING.
If I saw this door, I would absolutely have to enter it…
I mean what could be on the other side, besides a lot of STYLE!!!
My Villa Life
A copper backsplash, counters and green cabinets… This is amazing!
If you look closely, you will see the stainless range.
I am not the only one who likes to mix it Up!

On the Hunt

I love a good antique or vintage find.
More importantly, I love the hunt.
Young House Love
It is one of the ways I like to de-stress
Estate Sales, flea markets and even garage sales can be some of the best places to find some of the most unique pieces. I love it when I find a cool piece at a next to nothing price.

The challenge and the unexpected is what keeps me in the game.
Some of the most interesting homes are ones that have pieces with History.
The challenge is taken to a whole new level when mixing these pieces with new furniture
and/or more modern interiors

We found (and painted) a vintage mirror and vanity to pair with my clients new furniture.
We finished it off with vintage books. Another one of my Go To finds!

I have had people ask me to be on the lookout for specific things.

That is not how it works for me. Due to my busy (creative) brain, I have to take it all in when I shop. If I am looking for something in particular, I might (and usually do) miss something great.
I have honed my eye over the years and gravitate toward unique, interesting pieces.
When I find something that I LOVE, I buy it (if it’s the right price) and find a place for it!
Not the other way around…
Here are some of my favorite things to find while I am out hunting and gathering.
Globes are always a great find.
They are easy to carry and usually inexpensive and can be used in a variety of ways

Bottles are another item that are easy to transport and store and are affordable.

Like globes, bottles look best in groups.

Items for kids rooms.
This is a great way to decorate shelves on a very small budget.
Most of these items can be found for under $10 each.

Cutting Boards and Industrial wooden pieces look great as wall decor.
They help balance out rooms that have lots of color and atypical wall space.

Mixing Old and New is something that comes with experience, but anyone can do it.
You just need a little time and a lot of patience.
Blended Interiors always look better when collected over time.

Let me know if I can help. I am always ready for a challenge!

Take me to the Banquette~ Guest Post for At Home in Arkansas

Take Me to the… Banquette

Traditional Home

Dining banquettes are a great way to add some personality and uniqueness to a home.
In addition to style, they add a level of comfort that goes beyond a typical dining chair.
I love how the curved back of this one mimics the lines of the staircase.
The tufting gives it such detail that the surrounding elements can stay clean and simple.
A built in bookcase above a custom banquette adds so much character and function.

Green with Envy

Pinch Me, It’s March!
Spring is ALMOST here.
YAY
Other than Madness, this month, I think of the color green!
As in grass, trees, shamrocks and… Rooms!
Yes, I am so over brown and ready for some new growth and bright colors.
It seems like just yesterday that Emerald was the color of the year.
Maybe because it is still very much on the scene, and for good reason.
“Green is the most abundant hue in nature – the human eye sees more green than any other color in the spectrum,” said Leatrice Eiseman, executive director of the Pantone Color Institute®.
Mixing small amounts of various shades of green can liven up even the most neutral spaces.

Bringing the outdoors in is another way to incorporate green.
In this space I designed a few years back,  I covered the floor in astro turf.
It was perfect for the durability and comfort of a kids play room.
It’s very easy and inexpensive too!

The kitchen is always a great place to add some green.

A List for before you List

January 23, 2015 by Lindsey Filed Under: Uncategorized Leave a Comment

What are the top priorities (all of equal importance) to do when putting your house on the market???

QuoteHD

This post is based on my opinion and experience as a Real Estate Broker and Interior Designer.
Over the past 8 years, I have seen houses in most of the
neighborhoods in Little Rock and surrounding areas.
The Good, the Bad and the Ugly

Aside from Location, Location, Location- and of course geographical aspects
(some things you can’t change)

San Diego Reader

I have learned that the real estate market is a Price War and Beauty Contest…
with Beauty weighing in heavily!
(these things you can change)

Lindsey Binz Home

1
First of all, you MUST price your house to Sell
There really are no exceptions to this rule…

Lindsey Binz Home

2

I cannot stress enough how important well thought out space planning is

when it comes to selling your home.

Decor Mentor
Lindsey Binz Home
Space planning blocks out interior spatial areas, defines circulation patterns, and develops plans and layouts for furniture and equipment placement.

You might need to hire an experienced design professional to do this for you.
Some architectural changes might even be necessary if this was done poorly during construction.

richardheathcote

Up to date finishes are very important if you want to price your home at the high end of the market.
Again, hiring a professional can be a very good idea when remodeling/redecorating.

Hanstone Quartz

Marble of the World

I have seen way too many “updated” homes
that were done in such bad taste that it did more harm than good.
So please be careful when choosing your finishes.
Try to stick with neutrals to appeal to a larger group of people.

Lindsey Binz Home

However, sometimes there is just not enough time to do updates prior to listing.

If that is the case, you need to adjust your listing price accordingly.

Zazzle

An experienced Real Estate agent should be able to give you the correct list price to get your home sold, if they have done their homework!
If they tell you they think your home should be listed at a certain price,
then you should list it very close to that.
It’s their job and hopefully they are good at it.
You might consider talking to a few agents that have experience selling in your area.
Please don’t just go with the lowest commission agent.

YOU GET WHAT YOU PAY FOR!!!
And
Believe me, the Agent is earning his or her commission!

PHOTOS

Online Photos are most likely the VERY FIRST impression your potential buyers
will have of your home.
Take good ones or hire a photographer.
Investing in photography could mean the difference in your house getting a showing.

The Property Group

It’s a good idea to show various angles of a space and to get details of the features of your home.

Be honest and realistic though.
The worst is to see really great photos online and get to the house and realize they were using an extra wide lens or using too much photoshop.

Let’s find a place for all this new Stuff

December 28, 2014 by Lindsey Filed Under: Uncategorized Leave a Comment

Christmas is over and we have a lot of new stuff, which means finding a place for all of it.
I am in the mood to get this house in order. Starting with the kids spaces.
So I revisited some of my Pinterest boards to see if I am still Pinspired by any of them.

Here are some of my favorite ideas…
I do have a 3rd grader and one in Kindergarten so as you can imagine reading is a pretty big deal over here. This nook would be a great motivator to get some noses buried in books.
Hey- I would read in there if no one else would!
littlehellraiser
I love these Ikea shelves and Restoration Hardware baskets.
Just perfect for all the clutter that has accumulated over the past Few Years lifetime!
honeyandfitz.com
I have an old computer cabinet that could easily be painted and used for storage like this one below
I’ll add that to my “goals” for the new year…
Use Chalk Paint (that I bought last year)
ladnebebe

Baskets are one of my favorite organizing tools.  There are so many attractive and affordable options.
Here are 3 of different shapes and sizes to coral all of your toys and kids’  stuff.

Land of nod, Target and Container Store

I don’t want to fool you with all these pretty photos and ideas.
Right now my house is in utter chaos
with cardboard boxes and trash bags.
EVERYWHERE

It’s easy to find pictures on Pinterest,
but a little more difficult to execute with the Mini’s home all day – every day.
Even though their things cause my house to be messy and unorganized, I know that their time as kids goes quickly, so I will not let it stress me out (too bad)

etsy
But I’ll need to wait until after they go back to school to start this project because…

I do acknowledge my control issues and

I am okay with the fact that I am not perfect (even though it’s hard to admit)
BUT…

I hope you enjoy your vacation as much as we will and are inspired to do a little organization too!

Let’s Go Shopping

December 20, 2014 by Lindsey Filed Under: Uncategorized Leave a Comment

Who says it’s last minute? There are still 5 full shoppings days left until Christmas!
But you  we better hurry!
What’s on my list???
Well, probably like most of you, I have everything I need so I really didn’t ask for much.
But I love buying for others, so I did see some pretty cool gifts while shopping online…
Here are some of my faves…
Lomography Diana F+ Medium Format Camera with Flash
$70
Amazon

Mini wooden speaker

Uncommon Goods

Crochet Scarf

I might or might have not bought some of these
Lady By the Bay
Custom Stationary
Minted

Pretty Cool Makeup and Ipad Docking Station
Even though it would take longer to get my iPad set up to watch, then I typically spend putting on makeup!
$80

Etsy

 Inexpensive, yet beautiful
Succulents are perfect gifts!

Pop Sugar

Vintage Globes are super cool
I recently found one at Midtowne Antique Mall- I snagged for $38.00
I love it

1st Dibs

Be still my Heart
I have NO Idea why, but I am obsessed with Antique Books

Tumbler

So if you are still in need of some gifts, you better get them purchased!
Especially if you have some little ones expecting their version of the “Red Ryder BB Gun”

Guest Post At Home in Arkansas 2015 Color of the year

December 19, 2014 by Lindsey Filed Under: Uncategorized Leave a Comment

Each year the Pantone Color Institute nominates a “Color of the Year”,
forecasting which specific hue designers and consumers will supposedly
be using in their homes, wearing, and buying for the next 12 months.
So of course,
I can’t resist writing about this when the 2015 color has just been released.
“Much like the fortified wine that gives Marsala its name, this tasteful hue embodies the satisfying richness of a fulfilling meal, while its grounding red-brown roots emanate a sophisticated, natural earthiness. This hearty, yet stylish tone is universally appealing and translates easily to fashion, beauty, industrial design, home furnishings and interiors,” says Pantone
Pantone
How they choose these colors is a mystery to me.
Sometimes, I like what they choose and other times not so much.
This time I actually do and I can’t wait to mix this earthy color with some of my favorites.
I am pleased to say that it looks great with the color that I just chose for my office walls

In this Tribeca Loft, Marsala couldn’t fit in better.
It pairs perfectly with Emerald Green,
the still popular Color of the year for 2013.

Marsala window panels make a bold statement.
I love the contrast against simple white walls.

For all of you that have your houses on the market (don’t want to do anything permanent)
or just want a touch of Marsala.
